Happy Thanksgiving 2012

I hope that you had a wonderful Thanksgiving with friends and family!

I have been quite busy with many inquiries and showings since I last updated my blog in June. At that time, I was pretty confident that the economy had begun to stabilize, but now I feel even more strongly that things are headed in the right direction. Housing prices are not only stabilizing, but are even beginning to rise in several areas of the country.

I recently sold another lot in Phase II of our community and we have a new home scheduled to begin construction in April, 2013 and another EcoNest scheduled for 2014. It feels good to have some forward movement again. I'm also working on an idea that I hope will appeal to some of you that are interested in Birds of a Feather, but that want a smaller home that we have not previously offered.

We currently have four "casita" lots in Phase I, that are being offered for re-sale by the people who purchased them from me previously. Unfortunately, the economy and health issues for some have dashed their dreams of living in our community. After discussing my idea with the current lot owners it was decided that we would reduce the price of three of the casita lots (Lots 1, 2 & 4 of Phase I) to $44,900 and offer a smaller home in the range of 1000 sq. ft. There were originally eight lots designated for our architect-designed casita floor plan of 1620 square feet. Three casitas have been built and one lot (Lot 3) was re-purchased by me. The other casita lot (Lot 8) available for purchase will remain designated for our casita design. Although the casitas are fabulous, they are larger and more expensive to build than some people want for retirement or second homes. We also have other lots for sale and home designs to choose from in both Phase I and II. Our lots range in size from 1/4 acre to 3+ acres. All are wooded and most have magnificent views of the surrounding Sangre de Cristo Mountains. There are also acres and acres of property to hike and explore in our community and the surrounding Forest Service property.

We have designed some "green home plans" in the 1275 to 1425 sq. ft. range or you may choose to do a custom design with one of our approved builders. Of course, the best way of determining if we have what you may be looking for in a community is to schedule a time to visit, tour the property and meet some of our residents. After all, it is the people who make it a community!!
