It seems that more and more people are seeking a safe haven... a peaceful and beautiful place to live amongst people of like minds during these challenging times. Birds of a Feather is one of a very few gated LGBTQ friendly communities in the country offering peaceful, quiet and beautiful rural living... a sanctuary! We are located just outside the Village of Pecos, New Mexico, tucked into the foothills of the Sangre de Cristo mountains, and surrounded by the Santa Fe National Forest but, only a short 30 minute drive to Santa Fe... one of the most popular cities in the country due to its legendary history and culture, art scene, beauty and award-winning cuisine.

We currently have some SPECTACULAR lots available for purchase. The lots range in size from .29 acres to 2.37 acres. All of the lots have tall pine trees and many have magnificent views of mountains and meadows! My lot layout page is current showing lots available for purchase with pricing, size and location.

Our Little House floor plan of 990 sq.ft. is the smallest home allowed at Birds per our covenants. Sorry. We don't have any "tiny" homes available.

A few of these lots have magnificent views of the surrounding Sangre de Cristo mountains and Glorieta/Rowe Mesa, but since every lot has large Pinon and/or Ponderosa pine trees it isn't possible to capture the stunning views with a photo.

Also... some BIG news for me... I not only renewed, but "upgraded" my real estate license from Associate Broker to Qualifying Broker in New Mexico. I didn't need to be licensed to sell the lots I created and offered for sale in Birds of a Feather for the past twenty years, but got my license ten years ago to assist with re-sale lots and homes as they became available in the community... mostly due to health or financial issues. 

Upgrading your license requires years of experience and sales as an Associate Broker working under the supervision of a Qualifying Broker, as well as additional training/classes in operating your own real estate firm. After working with another firm in Santa Fe for nine years, I decided it was time to create my own real estate firm called Hawk's Landing Realty. I will be operating as owner of this company to not only assist with any re-sale lots and homes that become available in Birds of a Feather, but also to assist anyone seeking a future home in the Santa Fe/Pecos area.

Birds of a Feather is a special, magical place–your dream come true! Our LGBTQ friendly community is a gay and lesbian haven like no other in the world. Founded in 2004, we're located in the “Land of Enchantment” in sunny Northern New Mexico, just outside of the charming Village of Pecos and 30 minutes east of Santa Fe. In this secluded haven tucked into the foothills of the Sangre de Cristo Mountains as a backdrop, you'll find an extraordinary place to call home.

Who Lives Here?

Our LGBT community began when its founder, Bonnie McGowan, envisioned a thoughtful community development as a safe haven for people of like minds. Our community is made up of lesbians, gays, singles, couples and friends who care about environmentally responsible living; an active and healthy lifestyle; and forming strong social connections when we need them most–as we are aging.

Most of our community residents and lot owners are planning on "aging in place," ie: staying in their homes as they age. Currently, some of our residents are retired, some work from home using our DSL high-speed internet, and yet others still work outside the community.

Our homes are designed with aging in mind and our community supports staying physically fit and active. Our residents enjoy hiking on our 140-acre property, as well as gathering to share meals, celebrate birthdays and holidays, playing games or golfing and traveling together. Our Lots and Homes

We have a few re-sale lots available for your future home. All of our 1/4 to 3+ acre home sites have tall pine trees and most have magnificent mountain or meadow views! Lot pricing starts at $60,000 and includes all underground utilities (water, telephone, electric to the lot line). High speed internet is available by DSL.

After choosing your favorite home site, select one of our pre-designed floor plans: the 990 sq. ft. (Little House); 1275 sq. ft. (Chickadee); 1425 sq. ft. (bluebird; or 1625 sq. ft. (Casita). These floorplans are perfect for LGBT retirement or a second home get-a-way!

You also have the option to build a custom-designed home of up to 3000 sq. ft. on most lots. We have a list of 6 approved builders to choose from to build your "nest" at Birds.

You may take up to five years after you purchase a lot to start building your home. Homes must be completed within eighteen months from breaking ground. Average time to build a home varies depending on size of home, building method used and time of year, but seven to ten months is standard.

"Good to be Green!" Our aging populations and the "green movement" are two mega-trends for the 21st century, driving demand for "aging in place" and eco-friendly home design. Combining these approaches makes good sense for a second or retirement home that is easy to live in, healthy, and super energy efficient!
