Birds of a Feather
A beautiful, gated gay and lesbian community of homes in New Mexico

January 12th, 2022

I wish you a wonderful year of new opportunities, adventures, hope, happiness and good health in 2022!

For many of us, 2021 was only slightly less unsettling than 2020; for others, it has brought yet more unexpected challenges and hardships. While taking a moment to reflect on something positive and what I'm grateful for... it is the continued interest in and growth of our magical community despite the pandemic... or maybe because of it. Our lot sales have been very strong for the past eighteen months with many very interesting and wonderful folks joining our "flock".

It seems that more and more people are seeking a safe haven... a peaceful and beautiful place to live amongst people of like minds during these challenging times. Birds of a Feather is one of a very few gated LGBTQ communities in the country offering peaceful rural living. We are located just outside the Village of Pecos, New Mexico, tucked into the foothills of the Sangre de Cristo mountains, and surrounded by the Santa Fe National Forest but, only a short 30 minute drive to Santa Fe... one of the most popular cities in the country due to its legendary history and culture, art scene, beauty and award-winning cuisine.

In 2021, I received approval from San Miguel County for four new one+ acre lots in Hawk's Landing. These are the LAST lots being added to the community, so the final number of lots will be 44 (Phases I & II).

Our remaining lots are all beautiful lots with large pine trees and range in size from 1/4 acre to one acre.

The sale of our last 1/4 acre lot (Lot 3 of Phase I) recently fell through, so it is available for purchase once again. It is a lovely lot with meadow and partial mountain views. There won't be any 1/4 lots available in the future, so don't miss this opportunity!

Please note that I've also recently added another re-sale lot (HL Lot 5) for your consideration. It is a gorgeous .61 acre flat corner lot with large pine trees.

Please call or write to me if you are interested in learning more about any of our available lots for your future home site.

We have three new homes currently under construction, so I'm very happy to see our community's growth continue. Five more homes are already scheduled to begin construction in 2022. We've even had some younger folks purchase lots recently, making the current age range of lot owners and residents around 44 to 80 years young. Please visit our "Meet Your Neighbor" page for an introduction to some of our future and current residents through their stories and photos.

We are a community of single-family homes nestled into our magnificent 140 acre wooded property. And, although we don't have any re-sale homes available for purchase, we still have several beautiful lots available for your future home. You may choose from one of our architect designed floor plans , modify one of our floor plans or custom design your home.

Changes have been made as to how my tours are conducted to help protect everyone's health and safety. If you are interested in visiting BoaF or have any questions about our community or a specific lot... please send me an email. Stay safe! Love, Bonnie

"The ache for home lives in all of us. The safe place where we can go as we are and not be questioned."

Maya Angelou

Birds of a Feather is a special, magical place–your dream come true! Our LGBTQ friendly community is a gay and lesbian haven like no other in the world. Founded in 2004, we're located in the “Land of Enchantment” in sunny Northern New Mexico, just outside of the charming Village of Pecos and 30 minutes east of Santa Fe. In this secluded haven tucked into the foothills of the Sangre de Cristo Mountains as a backdrop, you'll find an extraordinary place to call home.

Who Lives Here?

Our LGBT community began when its founder, Bonnie McGowan, envisioned a thoughtful community development as a safe haven for people of like minds. Our community is made up of lesbians, gays, singles, couples and friends who care about environmentally responsible living; an active and healthy lifestyle; and forming strong social connections when we need them most–as we are aging.

Most of our community residents and lot owners are planning on "aging in place," ie: staying in their homes as they age. Currently, some of our residents are retired, some work from home using our DSL high-speed internet, and yet others still work outside the community.

Our homes are designed with aging in mind and our community supports staying physically fit and active. Our residents enjoy hiking on our 140-acre property, as well as gathering to share meals, celebrate birthdays and holidays, playing games or golfing and traveling together. Visit our "meet your neighbor" page to see photos of some of our current and future residents and their homes, as well as read what they have to say about living at Birds of a Feather!

Our Lots and Homes

We have several lots for sale to build your future home. All of our 1/2 to 2.5 acre home sites are pine-forested and most have magnificent mountain or meadow views! Lot pricing starts at $59,900 and includes all underground utilities (water, telephone, electric to the lot line). High speed internet is available by DSL or satellite.

After choosing your favorite home site, select one of our pre-designed floor plans: the 990 sq. ft. (Little House); 1275 sq. ft. (Chickadee); 1425 sq. ft. (bluebird; or 1625 sq. ft. (Casita). These floorplans are perfect for LGBT retirement or a second home get-a-way!

You also have the option to build a custom-designed home of up to 3000 sq. ft. on most lots. We have a list of 6 approved builders to choose from to build your "nest" at Birds.

You may take up to five years after you purchase a lot to start building your home. Homes must be completed within eighteen months from breaking ground. Average time to build a home varies depending on size of home, building method used and time of year, but seven to ten months is standard.

Our Commitment to Green Living

"Good to be Green!" Our aging populations and the "green movement" are two mega-trends for the 21st century, driving demand for "aging in place" and eco-friendly home design. Combining these approaches makes good sense for a second or retirement home that is easy to live in, healthy, and super energy efficient! Any of our floorplans can incorporate as many energy-saving features as you desire. Homes may also be energy efficient LEED certified.

Nature at Your Doorstep

Living in our community includes fabulous LGBT neighbors, as well as access to many acres of adjoining private property conserved as green space. You'll enjoy trails for walking/hiking, and access to the Santa Fe National Forest surrounding our community. Plus, the Pecos Wilderness is only minutes away and has hundreds of miles of trails for hiking and horseback riding. The Pecos River is also just minutes away. Fly fishing is fabulous on the river! Enjoy the best four-season weather in the country with an average of 320 days of sunshine a year.
