Even though 2020 was a year of great loss and change for many, there is much to be grateful for at Birds of a Feather. After a brief five month suspension, I resumed tours of the community last August. Six lots were then sold in 2020.

2021 is starting out with strong interest in Birds, as well. Phase I, Lots 1 & 2 and Phase II, Lot 5 have already sold.

Phase I, Lots 6 & 14 are currently "under contract".  Phase II Lots 4, 6 & 10 are currently "under contract".

My BIG news is that on April 13th, I received approval from San Miguel County for four new one+ acre lots in Hawk's Landing. These are the last lots being added to the community, so the final number of lots will be 44 (Phases I & II).

I just recently priced the new lots (23, 24, 25 & 26) and posted them on the lot layout page. One of them (24) has already been placed "under contract". Check out the lot map for size and pricing of the new lots as well as all of the current re-sale lots available for purchase.

And, we already have three new homes scheduled to begin construction in the spring of 2021, so I'm very happy to see our community's growth continue despite the pandemic or... maybe because of it. We even had some younger folks purchase lots last year making the current age range of lot owners and residents around 43 to 76.

It seems that more and more people are seeking a safe, peaceful and beautiful place to live amongst people of like minds during these challenging times. Birds of a Feather is one of a very few LGBT communities in the country offering rural living. We are located just outside the Village of Pecos, New Mexico, in the foothills of the Sangre de Cristo mountains, but, only a short 30 minute drive to Santa Fe... one of the most popular cities in the country due to its legendary history and culture, art scene, beauty and award-winning cuisine.

We are a community of single-family homes located on a 140 acre wooded property. And, although we don't have any re-sale homes available for purchase, we still have several beautiful lots available for your future home. You may choose from one of our architect designed floor plans or custom design your home.

Birds of a Feather is a special, magical place–your dream come true! Our LGBTQ friendly community is a gay and lesbian haven like no other in the world. Founded in 2004, we're located in the “Land of Enchantment” in sunny Northern New Mexico, just outside of the charming Village of Pecos and 30 minutes east of Santa Fe. In this secluded haven tucked into the foothills of the Sangre de Cristo Mountains as a backdrop, you'll find an extraordinary place to call home.

Who Lives Here?

Our LGBT community began when its founder, Bonnie McGowan, envisioned a thoughtful community development as a safe haven for people of like minds. Our community is made up of lesbians, gays, singles, couples and friends who care about environmentally responsible living; an active and healthy lifestyle; and forming strong social connections when we need them most–as we are aging.

Most of our community residents and lot owners are planning on "aging in place," ie: staying in their homes as they age. Currently, some of our residents are retired, some work from home using our DSL high-speed internet, and yet others still work outside the community.

Our homes are designed with aging in mind and our community supports staying physically fit and active. Our residents enjoy hiking on our 140-acre property, as well as gathering to share meals, celebrate birthdays and holidays, playing games or golfing and traveling together. Our Lots and Homes

We have several lots for sale to build your future home. All of our 1/2 to 2.5 acre home sites are pine-forested and most have magnificent mountain or meadow views! Lot pricing starts at $59,900 and includes all underground utilities (water, telephone, electric to the lot line). High speed internet is available by DSL or satellite.

After choosing your favorite home site, select one of our pre-designed floor plans: the 990 sq. ft. (Little House); 1275 sq. ft. (Chickadee); 1425 sq. ft. (bluebird; or 1625 sq. ft. (Casita). These floorplans are perfect for LGBT retirement or a second home get-a-way!

You also have the option to build a custom-designed home of up to 3000 sq. ft. on most lots. We have a list of 6 approved builders to choose from to build your "nest" at Birds.

You may take up to five years after you purchase a lot to start building your home. Homes must be completed within eighteen months from breaking ground. Average time to build a home varies depending on size of home, building method used and time of year, but seven to ten months is standard.

Our Commitment to Green Living

"Good to be Green!" Our aging populations and the "green movement" are two mega-trends for the 21st century, driving demand for "aging in place" and eco-friendly home design. Combining these approaches makes good sense for a second or retirement home that is easy to live in, healthy, and super energy efficient! Any of our floorplans can incorporate as many energy-saving features as you desire. Homes may also be energy efficient LEED certified.

Nature at Your Doorstep

Living in our community includes fabulous LGBT neighbors, as well as access to many acres of adjoining private property conserved as green space. You'll enjoy trails for walking/hiking, and access to the Santa Fe National Forest surrounding our community. Plus, the Pecos Wilderness is only minutes away and has hundreds of miles of trails for hiking and horseback riding. The Pecos River is also just minutes away. Fly fishing is fabulous on the river! Enjoy the best four-season weather in the country with an average of 320 days of sunshine a year.
