Our subdivision proposal

We received a letter from San Miguel County today telling us that all of the State agencies have responded favorably to our subdivision proposal! The San Miguel County Planning and Zoning Commission will now review the State opinions and make findings of fact and a recommendation for approval or disapproval at their meeting on July 27. The County Commissioners will then review the preliminary plat application and the opinions of the State agencies and the Planning and Zoning Commission findings and will either approve; approve with conditions, or disapprove the plan at the public hearing scheduled for August 8. We have every reason to believe that we will be approved with a few conditions attached. Then we must respond to the conditions, have engineers design the roads, plan well locations, and have the utility companies sign off on our plan. If all goes well, we should receive final approval from the County by September or October.

We are currently working on determining costs for the community center, infrastructure, utilities, parks and trails. Lot and casita prices will be available as soon as we receive approval for the proposed lot sizes. Thank you for your patience and understanding of this lengthy process. We believe that the wait will be worthwhile!

We will also have information available for anyone interested in investing in Birds of a Feather's residential community at that time. Lot reservations with a minimal deposit will be accepted as soon as we receive preliminary approval (August 8, hopefully) and lot sales will begin when we receive final approval.

After researching the possibility of locating a fire substation on Bird's property, we discovered that a new County Fire Station is currently in the works. A State Fire Marshal is moving to East Pecos and is in the process of getting approval for a new County Fire Station. The location is less than two miles from Birds of a Feather's community and the station will be built next spring!
